So this one was tricky. Client wanted floor-to-ceiling glass to catch those mountain views, but also didn't wanna spend a fortune on heating bills. We ended up going with triple-glazed units and designing these deep overhangs that work with the sun angles - passive solar's not rocket science, just gotta pay attention to basics.

The site had this crazy slope, which honestly gave us the opportunity to tuck the garage underneath without it looking like a bunker. Natural grade transitions, y'know? Ended up with three levels that all feel connected to the landscape.

Harbour Point Commercial Complex

Gastown, Vancouver | Completed 2022

Mixed-use is always interesting because you're juggling different needs on every floor. Ground level retail wanted maximum visibility and foot traffic flow, while the offices above needed quiet and natural light. The trick was creating separate identities without making it look like two different buildings stacked on each other.

We played around with the facade - bronze metal panels on the commercial levels, then transitioning to warmer wood accents as you go up. Sounds simple but getting those material transitions right took about a dozen mockups.

The Granville Heritage Building

Downtown Vancouver | Completed 2021

1912 warehouse conversion - probably one of the most rewarding headaches we've had. The bones were solid but man, bringing it up to code while keeping the heritage character? That's where it gets real.

Had to work super closely with the heritage planners. Every window, every brick we touched, there was documentation and approvals. But honestly, that's what made it cool. You can't just slap modern stuff on old buildings and call it a day.

Ended up exposing the original timber beams and brick - they'd been covered up for decades. Added modern mechanical systems but hid 'em in custom-built chases. Now it's residential lofts and yeah, they sold fast.

Urban Laneway Home

Kingsway Laneway Home

East Vancouver, BC | Completed 2023

Laneway houses are having a moment in Vancouver, and for good reason - they're a smart way to add density without changing neighborhood character too much. This one's on a typical 33-foot lot, which means you're working with maybe 16 feet of buildable width. Cozy? Yeah, you could say that.

The clients were downsizing, wanted something modern but also warm. We went with a really simple form - basically a box - but then added depth with recessed entries, a covered patio that extends the living space, and varied window sizes that break up the facade.

Inside, we kept it open concept on the main floor - living, dining, kitchen all flow together. Upstairs you've got two bedrooms and a bathroom. It's only 850 square feet but honestly, it lives bigger than that because we were super intentional about sightlines and where the light comes in.

Tidewater Restaurant & Bar

False Creek, Vancouver | Completed 2022

Restaurant design's different from residential - you're not just thinking about aesthetics, you're designing for operations, flow, and honestly, profitability. This client had a killer location right on the water but the existing space was choppy and dark.

We opened everything up. Removed a bunch of interior walls, raised some ceiling heights where we could, and added these huge sliding glass doors that basically dissolve the boundary between inside and the patio when the weather's nice. Which in Vancouver... well, you take advantage when you can.

Materials-wise, we went with reclaimed wood for warmth, concrete floors that can handle the traffic, and lots of steel and glass to keep it feeling contemporary. The bar's become the focal point - backlit shelving, waterfall edge on the counter, whole nine yards.

Shaughnessy Manor Renovation

Manor exterior

This was a full gut renovation of a 1920s manor - one of those Shaughnessy classics with good bones but, let's be real, some questionable updates from the 80s that needed to go. The clients wanted to respect the home's heritage but also make it functional for how people actually live today.

We kept the original layout mostly intact - these old homes have great proportions that you don't wanna mess with. But we completely redid the kitchen, opened up the butler's pantry, and converted what was a weird sunroom into a proper family room with massive windows looking onto the garden.

Upstairs, we reconfigured five small bedrooms into three larger ones with ensuite bathrooms. Added closets that actually make sense. Found the original hardwood under layers of carpet and refinished it. Stuff like that - lots of detective work, honestly.
